SMALL HOUSE
AIR CONDITIONING - There is no air conditioning at the house. For very hot days, check the indoor/outdoor thermometer and close all the windows when the outside temp gets higher than the inside temp. Don't forget to open the windows in the evening! Adirondack summer nights tend to be wonderfully cool.
CHECK IN/OUT - Check in after 3 pm, check out by 11 am. We may have some flexibility if you need different check in or out times.
DOOR - To lock the door, pull up on the handle, hold in place, and turn the deadbolt. To unlock, reverse that.
FIRST AID – There are basic first aid supplies in the bathroom cabinet (band aids, gauze, antibiotic ointment, etc.). If you have a medical emergency, please call 911 or go to the nearest emergency room (Elizabethtown Community Hospital, 75 Park St, Elizabethtown NY 12932 (518) 873-6377)
GARBAGE - Inside bins for garbage and recycling are under the sink. The compost bin is on the counter. Full bins should be deposited into the bins in the small storage barn behind the tiny house (compost bin is in the back yard). Please be sure to latch the door securely to deter wildlife.
KITCHEN - The kitchen is fully equipped, however there is no microwave. The toaster oven is perfect for heating up leftovers or for small snacks. You will find multiple ways to make coffee drinks: pour over, french press, and espresso pots, plus a coffee grinder.
LOCATION - The house is located conveniently on Route 73, about one (1) mile from the center of Keene. While there is some traffic noise at the house during the daytime (and specifically on Friday nights and Sunday afternoons), we find mornings and evenings are generally serene. Walking into town is doable but not advisable without safety precautions as Route 73 is a very busy highway.
LOFT - Please, no shoes in the loft. Thank you! The loft is a cozy and restful space for sleeping up to 2 people. Headroom is limited. Floor-to-ceiling measurement is approx. 7' (2.1 m) at the center of the room. The stairs are steep and may present problems for anyone with mobility issues. Please contact us to discuss your situation if you are at all concerned about this set-up.
OUTDOOR RECREATION - We have a slew of books on outdoor recreation in the area for all ages, skills and adventures. Please let us know if you would like recommendations or books on trails, climbs, paddles, scenic views, picnic spots, etc. However you decide to enjoy the Adirondacks, please do it with the right equipment and preparation, follow Leave No Trace ethics, and be safe!
PARKING - Please park in the driveway. If you have more than one (1) car, please let us know before your stay.
PETS - We do not allow any pets.
PHONE - There is NO landline at the house. Cell service at the house is available for Verizon users only. If you utilize another cellphone carrier, you will not have cell service at the house. Wifi will allow you to access Skype, FaceTime and other internet phone services on wireless devices, but please remember that generally these services do not handle emergency calls. Cell service for all carriers is available close to Lake Placid. If you are not comfortable with the phone set-up at the house, please let us know before your stay.
SOLAR POWER - As of May 2016, the house is 100% solar powered thanks to Apex Solar! We are still grid-tied, so you will notice no difference in productivity. Feel free to ask us about the whole process - we highly recommend going solar!
TOILETRIES - If you forget something, don't worry! There is a basket of toiletries for your use. If you don't see what you need, please ask - we probably have it!
TV - There is no TV, by design. Our feeling is that a television detracts from enjoying the wonders of the woods. There is WIFI for a rainy day, and if you have to watch the game we suggest the bar at The Ausable Inn in Keene Valley.

House Rules
BY RESERVING OUR HOME, THE GUEST AGREES TO THE FOLLOWING:
1. Tenant is an adult and will be an occupant of the property during the entire reserved period. Other occupants will be family members, friends or responsible adults. Use of the premises will be denied to persons not falling within the foregoing categories, and as a result they would have to vacate the property immediately without any refund. No keys will be issued to anyone who is not an adult.
2. USE OF PREMISIES: Use of the property is for the enjoyment of the Tenants staying in this home. Unless otherwise explicitly stated in this lease, “outside guests” not residing on the property is not to exceed 4 persons at any one time. Tenants are not to have any kind of party, reunion, or other social function. SMOKING is NOT PERMITTED inside the house.
3. PETS: Pets are not permitted.
4. CLEANING: The property will be inspected, sanitized and cleaned after your departure. You are required to leave the property in the same general condition that you received it by making sure dishes are done and put away, and the home is generally picked up and ready to be vacuumed, dusted and sanitized. If additional cleaning is required, appropriate charges will be deducted from your security deposit at the rate of $50 per hour.
5. TENANTS LIABILITY: Tenant agrees to accept liability for any damages caused to the property (other than normal wear and tear) by Tenant or Tenants guests, including, but not limited to, landscaping, misuse of appliances, and/or equipment furnished. Tenant agrees to reimburse owner for costs incurred to repair/replace damaged items.
6. SLEEPING CAPACITY/DISTURBANCES: Tenants and all other occupants will be required to vacate the premises and forfeit the rental fee for any of the following:
A.) Occupancy exceeding the sleeping capacity of 3 adults.
B.) Using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age.
C.) Causing damage to the premises rented or to any of the neighboring properties.
D.) Any other acts which interfere with neighbors' right to quiet enjoyment of their property,
E.) Violation of any federal, state, or local laws/ordinances.
7. HOLD HARMLESS: Owner does not assume any liability for loss, damage or injury to persons or their personal property. Neither do we accept liability for any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity or plumbing. Nor will owner accept liability for any loss or damage caused by weather conditions, natural disasters, acts of God, or other reasons beyond its control.
8. GARBAGE/WASTE REMOVAL: Long-term tenants are responsible for removing their garbage from the premises at the end of their visit. Garbage bins are available for temporary storage during each visit.
9. ADDITIONAL TERMS AND CONDITIONS: The guest, for himself/herself, his/her heirs, assignors, executors, and administrators, fully releases and discharges Owner from any and all claims, demands and causes of action by reason of any injury or whatever nature which has or have occurred, or may occur to the undersigned, or any of his/her guests as a result of, or in connection with the occupancy of the premises and agrees to hold Owner free and harmless of any claim or suit arising therefrom. In any action concerning the rights, duties or liabilities of the parties to this agreement, their principals, agents, successors or assignees the prevailing party shall be entitled to recover reasonable attorney fees and costs.
